Restrictions & Covenants - South Pointe Subdivision

All Lots in this subdivision will be for residential living only, no Commercial use permitted on any lot.
- No Junk cars, boats, building material, or general trash allowed on any lot. All Vehicles and Boats must be in operating condition and have current licenses and registration.
- All Lots must have an approved septic system according to Louisiana State laws.
- No Homemade trailers, converted school busses, and so called fishing camps allowed.
- No loud or obnoxious music or noise.
- No discharging of firearms allowed
- No Farm animals, pigs, including pot belly pigs, chickens horses, cow’s goats, and any other known farm animal.
- All Dogs and Cats must be contained to your property, no dog or cat commercial kennels allowed.
- All household garbage must be in proper containers and disposed of properly, no garbage pit’s allowed.
- All lots are for single family use only, no subdivision of lots allowed, except in the case of two property owners buying a adjoining lot and splitting to enlarge their lot size.
Building Restriction
No corrugated iron construction
- No Single wide Mobile Homes on any Lot
- Size of structure is determined by section of development
- Excalibur Point, 1700’ ft heated and cooled area on waterfront and 1500’ interior lots, R/V Limited use only
- South Shore, 1400’ ft heated and cooled area on waterfront 1200’ ft interior lots, R/V Limited use only.
- Light House Point, 1200’ ft heated and cooled on waterfront 1000’ on interior lots , R/V limited use only
- South Point Cove, 1000’ heated and cooled area on site construction, Doublewides are allowed, New construction only, and must be skirted to match exterior. R/V limited use only
- All residential construction must have wood, masonry, vinyl, hardy plank, or log siding.
- All Out Buildings must conform to the house exterior.
- Carport covers, and Motor Home covers can be R- Panel.
- Acceptable roofing Metal, Wood, Asphalt
- Boat Dock must comply with Sabine River Authority
- Building set back 50’ road side and 5’ on side property lines.
- All Construction must be completed and finish painted outside within 90 Days of start time.
- Recreational Vehicles are allowed, they must have a $ 15,000 Dollar book value according to NADA Guide lines. Limited use means that an R/V can be used while you are planning and building your Dream home limit time of stay 2 years. The intent is not to use an R/V as a Permanent Resident.
Restriction Enforcement

The restrictions will be enforced by the developer until all lots are sold in the subdivision, after that time a Committee of at least 3- Property owners elected by the owners of the lots in the subdivision.
- All lot owners have one vote per lot in the selection of the control committee.
- Any Changes to these restrictions must have majority vote of all property owners in the subdivision.
- This Restriction shall be in effect until the year 2037 at that time the majority of the property owners shall elect to extend or change these restrictions.
Road & Easement

All Recreational areas in this subdivision will be privately owned, each property owner will have an undivided interest of ownership to all common areas.
- The developer will install all roads in this Subdivision to comply with Sabine Parish. Developer will maintain these roads for a two year term and turn them over to Sabine Parish.
